SUMMARY: Bowlmor AMF is seeking to hire a Lease Administrator to be based in Manhattan, New York and will report directly to the Vice President, Real Estate. This person will be charged with the leasing management for a portfolio of retail properties and may assist with Bowlmor-AMF's new store leasing and brand expansion from time to time. The main functions of the Leasing Administrator are sourcing new tenants, negotiating new and existing leases for renewals, lease analysis and closing lease transactions. The Leasing Administrator will develop networks and strong market-wide tenant and broker relationships, identify potential tenants by performing market surveys and cold calls as well as develop and send marketing packages and materials to potential tenants.

The position requires initiative, negotiating, accuracy, aggressiveness, relationship building skills, persistence, ambition, verbal & written communication, judgment and confidentiality. The work will require expert phone and interpersonal skills, in-depth computer proficiency with excel and MS word.

ESSENTIAL DUTIES AND RESPONSIBILITIES: Other duties may be assigned from time-to-time, but the basic duties are as follows:

?? Canvas for new tenants, maintain current tenant relationships and negotiate lease proposals, amendments and renewals with national, regional and local tenants.

?? Generate leasing deals on a consistent basis, which involves every aspect from generating interest on through closing the deal.

?? Coordinate and assist with legal and property management issues with appropriate support teams in the corporate office.

QUALIFICATIONS: To perform this position successfully, an individual must be able to perform each essential duty at an expert skill level, and:

?? Thoroughly understand demographics, traffic patterns and market trends, and be knowledgeable of competing business centers and rental rates.

?? Ability to communicate clearly and concisely both verbally and in writing.

?? Leasing experience in commercial real estate

?? Self-starter.

?? Ability to work with minimal direction in a high pressure environment.

?? Ability to understand a situation and creatively, logically strategize alternatives and determine a course of action.

?? Strong organizational skills, strong attention to detail, and good time management skills, as well as ability to focus on many tasks and requests at once.

?? Strong mathematical skills required to perform financial calculations such as return on investment, net present value and other financial ratios, percentages, and measurements.

EDUCATION and/or EXPERIENCE: Bachelor's degree from a major university and a minimum of 5 years extensive leasing experience in retail business leasing and canvassing for tenants. CLS - Certified Leasing Specialist certifications preferred. Some travel required.
